Our streets stay clear — for good reason
Parking on the streets in Zephyr Knolls is not allowed. Emergency vehicles need access to our streets at all times, pursuant to Douglas County Ordinances 10.12.030 and 10.12.040.
Our roads are narrow mountain streets. A single parked car can stop a fire engine, an ambulance — or a snowplow — from reaching a neighbor in need.

Snow season runs November 1 – May 1
Winters at 6,500 feet are serious business. During the winter months — November 1 through May 1 — there is no safe street parking anywhere in Zephyr Knolls, because snow removal equipment needs access to every foot of roadway.
Plows work long shifts after every storm to keep the neighborhood connected. Clear streets are what keep school runs, commutes, and emergency response moving all winter long.

Renting your home? A permit comes first
If your residence is a vacation rental, you are required to have a permit from Douglas County. The county administers the application process, sets neighborhood density caps, and maintains a waitlist for full neighborhoods.
Before listing your home, review the county’s requirements — including inspections, occupancy limits, and renewal rules — so your rental operates safely and legally within the neighborhood.

The Fourth of July, handled
Independence Day brings the whole lake to our doorstep. To prevent and limit beach parking over the busy holiday, a security guard is posted at the entrance to the lower section of Zephyr Knolls starting at 7:00 AM for the full three-day weekend.
- Parking passes are left on your doorstep before the weekend
- Place your pass on the dashboard so the guard can identify residents
- Need more passes or expecting guests? Just talk to the guard

Be bear aware — protect our bears
Zephyr Knolls shares its forest with Lake Tahoe’s black bears, and keeping them wild is a neighborhood responsibility. A bear that learns to find food in trash becomes a bear in danger.
Don’t leave trash out. It is the single most important thing every household can do.
- Never leave trash outside or set it out early
- Use bear-resistant containers and keep them latched
- Keep food, coolers, and scented items out of vehicles
